Thank you to all attending this year’s Overlook HOA meeting on April 21st 2025.
We reviewed the 2024 spending vs budget, and reviewed our proposed 2025 budget, and elected new board members. This meeting had a turnout, of 14 households, and 18 people. (Out of 90 households). Our existing HOA reserves are approximately $22,000 for capital projects and unforeseen expenses. While we anticipate a further capital outlay (listed in the 2025 budget) to complete the front entrance landscape project, the board, and residents present at the meeting, felt that the existing $165 annual dues level should be increased to $175 for 2025.
We will be sending out a mailing with the invoice for the annual dues, which are due by May 31st. As with last year, payment can be via check or via the no-fee Zelle payment system that most banks participate in. Zelle payments can be sent to treasurer@westervilleoverlook.com. For our two board members with expiring terms, Andy Welter and Frank Deutchki, both expressed that they were happy to remain on the board. They were reelected unanimously to a two year term. The third board member with an expiring term Cirous Hagnhazari, was open to have a replacement on the board. Thank you to Cirous for your time and contributions while on the board. And thank you to two residents, Andy and Frank and your willingness to continue on the board. John Midle and Kari Lively have one year remaining on their current terms. This gives us a current board membership of:

With the expiration of Cirous’ term, there is a board opening as we have only 4 active board members. We ask you to consider serving your community and neighbors by volunteering to fill this vacancy.
The board will meet and decide internally if any current roles of President, Treasurer, and Secretary will be changed.
Daniele Whitehead discussed the social committee’s plans for the coming year. We can look forward to a food truck schedule this summer. Check the Facebook Westerville Overlook group for information about the food truck schedule. The annual community garage sale is scheduled for the weekend of June 13-14. Other numerous social activities are also in the works, including a Wine Tasting event scheduled for mid-May. Refer to our Facebook page for events and dates. Because of the success of the social committee’s work over the past several years, we increased the social committee budget from $1000 to $1200.
A major topic of discussion was the completion of landscaping at the front entrance and the ongoing maintenance. The board discussed the plans for the planting and the completion of the hardscape wall. Targeted completion of the total project is by May 31. With this summer, the board, with resident approval has selected Tiberio Landscaping to both maintain the newly planted flower beds and take care of the mowing. By combining these required activities we should see an improvement in the appearance of the front entrance.
Consensus was that major revision of the front entrance and landscaping was a significant improvement. Kari Lively was the lead on engaging Tiberio and should be commended for all her diligent work and follow-up.
The sign board announcing neighborhood activities has deteriorated and sreplacement is needed. The board is looking into his and will move ahead with replacement.
NEW BUSINESS
- The door to the gatehouse will be painted weather permitting by end of May.
- The rotting lower door jamb to the gatehouse door continues to be a problem and will need attention in the coming months.
- Future annual meetings will include an agenda published in advance. Those meetings will be advertised via Facebook, and the signboards at the Hanawalt entrance to the neighborhood.
